Home water monitoring devices may be something to consider if you own a property that you do not live in full time. A friend with a second home here in Breckenridge was recently alerted by his “SimpliSafe” water monitoring system that there was a water leak in his home. He asked the property manager to check on it and they were able to stop the leak quickly. Without the notification from his SimpliSafe, the results could have been disastrous! Flood damage is the most common home insurance claim and one of the most expensive. Smart water monitors were created to prevent these very situations.

There are a variety of sensors on the market. Take a look and see if there’s a product that could help you in this same situation.

A Breckenridge Spring Tradition will take place again on April 16. The Imperial Challenge is equal parts grueling and fun. This pseudo triathlon pits competitors against each other on a bike ride or run up the roads twisting through the Peak 7 neighborhood, then up the snow from the base of Peak 8, past the T Bar, to the tippy top of the Imperial Chairlift. Once participants summit, it’s a race back down to the base of the Independence Super Chair at Peak 7. Categories vary from ultralight SkiMo gear to more traditional AT gear to running cleats, snowboards or snowshoes. Two-person relay teams can also enter the fun! Completion of this event earns a person some serious bragging rights. All the information is online at www.MavSports.com

I am sure you have heard about the real estate market here in Breckenridge from a myriad of sources. I have to say, in the 25 years of being in the real estate business here, I have not seen this situation happen before.

Currently, there are just 39 properties for sale in the Breckenridge area, with only 26 listed below $4 million and only 3 below $1 million! The total for all areas, including Park and Grand County, is only 149 listings for sale.
To put this in perspective, in March 2014 there were 556 listings for sale in Breckenridge and 1,690 for all areas. Remember, maximum inventory count usually occurs at the end of June.

One of the best investments to hold during inflationary periods is real estate, so if you currently own in Summit County,…
