Land Title Guarantee Company just released their July 2014 Market Analysis.  A July highlight was that residential sales volume for the month had 158 transactions with $79,171,325 in gross dollar volume.  There were 12 properties that sold for $1 million and above.  The most active price point in July was higher than our previous few months at  $300K to $400K. There were 55 Single family, 103 Multi-family and 14 Vacant land transactions in July.

The annual Breckenridge Rubber Ducky Race is returning this Labor Day weekend.  The Summit Foundation is happy to celebrate 27 years of racing.  Join thousands of viewers on Saturday, August 30th on the Blue River running through Breckenridge.  Enjoy a day of events for the entire family, starting at 11 a.m. 

There will be three duck races throughout the day.  Starting at 1 p.m., the Hudson Auto Source Kids Duck Dash will start.  As many as 750 ducks are dropped into the Blue River at the Adams Street Bridge.  Peak-A-Boo Toys, Vail Resorts Echo and other businesses will be donating more than 40 prizes for the kids’ race.

Don't miss out on one of the largest spectator events in Colorado.  The Stage 5 Finish will be taking place in Breckenridge this afternoon.  It is an event that you don't want to miss.  Come cheer on the cyclists as they race down Hoosier Pass into town and make the grueling 15 percent incline up Moonstone Road before they finish.  Enjoy all day activities.  To get the best seats in the house, make sure you are where you want to watch the race by 1 p.m.  If you need further race details, please feel free to contact me.

The Annual Breck Bike Week will be returning to Breckenridge, August 20 through the 24th.  Breckenridge is passionate about their cyclists and the town was recognized as a Bicycle Friendly Community by the League of American Cyclists.  So if you love riding your bike, you don't want to miss out on the bike demos, bike tunes, guided tours on Breckenridge's best trails, and so much more!   There are activities for all ages and ability levels.  And most of the activities are free!

Land Title Guarantee Company just released their second quarter statistics for 2014.  Here are a few Summit County real estate statistics that you might find interesting.

  • The average residential sales price is up 7.57% from last years second quarter numbers
  • The average residential price per square foot is up 3.36% from last years second quarter numbers
  • Buyer's came from all over.  Locals made up 22.75% of the buyers, 41.86% of the buyers were from the Front Range, and 34.19% of buyers were from out-of-state.

Overall, the Breckenridge residential real estate market has remained constant compared to 2013.  Currently, year-to-date, the residential market is almost one percent ahead of last year.  July 2014 saw similar sales numbers compared to the same time in 2013.  The number of condos sold was the only property type that saw a decrease in the number of sales.

Today starts a new month!  Summer seems to be flying by and the start of school seems to be just around the corner.  As of August 1st, 2014, there are 528 active listings available in Breckenridge.  Compared to years past, there is less available inventory.  Last year, there were over 600 active listings on the market at the beginning of August.
