1. The Market is “Normalizing”.. 
  2. YTD the # of Sales for 2022 are Down 42.31 % for Breckenridge and Down 32.64% for All Summit County vs. the unstainable levels recorded during 2021 and the COVID 19 Pandemic. 
  3. Keystone YTD # of Sales for 2022 are only down 19.92%, perhaps due to the Exempt Status of that area to ST Rental Restrictions. 
  4. This shift has led to a “Normalizing” of the market, with # of Active Listings in Summit County now at 488, vs. 231 in 2021, 334 in 2020, and 865 in 2019. 
  5. The Average Price of a Single Family Home remains strong at $2,366,578 for Breckenridge, and $2,125,233 for All Summit County.
  6. The Average Price of a Condominium remains strong at $928,554 for Breckenridge, and $799,399 for All Summit County.

Summit Realtors Association

The Summit REALTORS® Board of Directors thanks the community, clients, and members who stood up during the marathon of a hearing Tuesday evening (five and a half hours!) to discuss a significant series of changes to short-term rentals in the Town of Breckenridge. Due to our joint advocacy, we are pleased to say that one of the measures the real estate community needed to improve the proposal was included.  While the Mayor supported our ideas to address properties under contract or under construction, and the idea of tourism overlay districts, there was no effort by the Council to make any additional changes to the ordinance. I was looking though an old photo album the other day and found this photo I took in 1984 when I first moved to Breckenridge from the Boreas Pass overlook.  Note the beaver pond to the right of Beaver Run, Four O'Clock Road looks like a forest road, the Village was not completed yet and only Peak 8 and 9 for skiing.  How times change...

Pre-Pay Your Summit County Property Taxes

 As you are probably aware, the tax structure is going to change as of January 1st, 2018 with the new tax bill.  In 2018 you will be not be able to deduct more than $10,000 total for local, state and local property taxes.  In 2017 the combined total is $20,000.

 Depending on your tax structure and the advice given by your Certified Public Accountant or tax attorney it may be worthwhile paying your property taxes before the end of this year.  It will also depend on your local taxing authority having your finalized property tax figures available and that authority being able to receive your payment ahead of the normal payment schedule.

Spring Break in Breckenridge is starting to ramp up today with the start of the GoPro Big Mountain Challenge.  This event is for kids age 12-18 years old, but not for the faint at heart.  These are expert skiers taking on some of the toughest terrain on Peak 6.  It will be exhilarating!
