The Summit REALTORS® Board of Directors thanks the community, clients, and members who stood up during the marathon of a hearing Tuesday evening (five and a half hours!) to discuss a significant series of changes to short-term rentals in the Town of Breckenridge. Due to our joint advocacy, we are pleased to say that one of the measures the real estate community needed to improve the proposal was included.  While the Mayor supported our ideas to address properties under contract or under construction, and the idea of tourism overlay districts, there was no effort by the Council to make any additional changes to the ordinance. For several years, the Dillon Marina has been creating strategies to increase branding efforts.  In 2007, the town of Dillon adopted a new plan for the marina that outlined a series of improvements, including focusing on customer service and making the marina more attractive to customers.  They were also focusing on making it more family friendly.  Recently, the old paper-based reservation system was replaced with an online system.  Now over 70 percent of reservations for boat rentals, tours and sailing lessons, are done online.

One of the main requirements of buying any real estate property is affordable property insurance.  No lender will mortgage a property unless property insurance is issued and I have never heard of an owner purchasing a property for cash and not obtaining insurance.

Breckenridge and Summit County are in a rather unique location which is why it is a world resort destination, the mountains!  With owning a property in the mountains comes insurance requirements that are different to other areas.  Homes here are typically near or next to National Forest or forested areas.

Breckenridge and Summit County are very cyclical in nature with regards to real estate sales.  We typically sell 70% of all real estate in the summer months.  Typically from June through October with a final rush at the end before the winter holiday season.

Sellers generally look towards putting their property on the market at the end of ski season when they have finished using or renting for the season.  A Realtor will have to work on getting the property ready for sale and marketing which generally results in the property being launched to market in June.
