
The Security Of Your Property During the Selling Process
Breckenridge Associates has invested in and runs one of the most sophisticated tracking systems available. In fact we are confident, that no other brokerage in Summit County has put the effort, resources or finances into implementing a system like ours. We realized that 70% of all property owners in Summit County do not live here, and when listing their property for sale, with strangers gaining access to their properties, they rely on their listing company to screen who is entering the property.
Our system is linked to the Summit Association of Realtors MLS, the members database and the GE Supra system adopted by the Association. The only brokers who can gain access to your property have to own an electronic Supra key, the participating broker has to log-in to the Summit Association of Realtors database and update their electronic key daily. Only Realtors in good standing can update their electronic key. When a broker calls into Breckenridge Associates to set up a showing appointment for your property, our system validates them via its direct link into the Summit Association of Realtors database. Once our staff have validated them, the time and date that they want to show the property, the system sends the Realtor a confirmation e-mail acknowledging that they set up the showing. When the Realtor gains access to your property via the electronic lockbox that the Breckenridge Associate partner will install on your property, the showing information is sent automatically to our database to verify the date and time that the Realtor showed your property. They can even leave feedback information on how the showing went. A copy of this can then be automatically sent to your e-mail address as well, so that you gain knowledge of when a showing occurred. The system will also e-mail the 'showing Realtor a feedback form for them to fill-out so your Breckenridge Associates partner can form an opinion on future adjustments to their marketing efforts.
When a broker who is not a member of the Summit Association of Realtors calls to show a client your property, our staff verify they are a broker in good standing with the Colorado Real Estate Commission and then verify with their employer. Once verified, the showing is set up in our system. The non-member broker comes to our office, leaves a copy of their real estate license and driver's license to verify who they are and then is given a 'back-up' key that our office possesses upon the receipt of a cash deposit (which is given upon the return of the key). The e-mail follow-ups and showing feedback are then sent exactly the same as regular members.
Obviously all the Summit Association of Realtors participating brokers have the Supra keys and lockboxes, but no other brokerage has the database link to it that we have.
